SOLD!

We got the call on Friday that the buyers had reconsidered our counteroffer...and have signed the paperwork to buy the house. WE ARE OUTTA HERE!!
We open escrow today. We're writing the closing date at September 26th, 2005, so it looks like we'll be moving to Georgia that week, possibly taking a plane flight that day.

More of the same, and a little on the side

What a banner week so far, two days, several blogs!

Took the kids out for a walk last night, boy do they like that. It's really nice here during monsoon season in the evenings. It is about 80 degrees and humid (which they like and to us it's nice and cool). We walked up to the neighbors house and looked at the donkey and horse that the neighbor's just bought. The kids really like getting out of the house, and generally pay attention to me.

I did have a little adventure at Target yesterday on my way home. I bought one of these storage bins 16 days ago, and they went on sale. I decided that for $20, I'll "return" the one that I bought and get another one. Well, since I purchased it more than 14 days ago, I had to actually return the product in order to then re-buy the product at the lower rate. As it turns out, the price matching at Target only applies to the first 14 days. Hrm, well, that made things slightly more difficult as I have already been using the storage bin for 2 weeks, and it's full of toys and the boxes have been trashed already. The associate was nice, but assured me there was nothing that he could do, so I said thanks, and "maybe I'll just go buy another one, and return it with the $60 receipt."...to which he replied, "if that's what you have to do, that's fine, just remember that you said it, not me". So off I went, buying another one at $40, just to return it for $60. 10 minutes later, I'm standing in front of the same guy telling him that the bin "just didn't meet my needs", to which he replies "that works for me". Then another trip through Target to buy yet another one this time for $40. All in all, in order to get my $20 I spent about an hour at Target. I can't decide if it was really worth it or not.

On another note, as I'm printing out the info-tube info sheets, the realtor calls and asks if the buyers that we've been playing footsies with can walk the property this morning. I'm not entirely sure what that means, but at least they're not out of the picture yet. Last night the realtor called and said that the buyers think that we're asking too much for the property, (we are), and would we entertain offers? I said sure! we'd entertain offers, of course we would! So we're again (still?) in waiting mode and hoping that they do make a reasonable offer so we don't have to dance the "sell the house" dance too awful much. Stef has been running the numbers and has already figured out our "rock bottom price", which we have to get in order to be satisfied. We'll see, and I'll keep you posted.

House is still for sale...Interested?

The "buyers" haven't bought the house...grr...I know that it was really too good to be true (to sell the house for more than we thought without even putting it up for sale), but I sure was hoping that they would have gone through with the deal. Let's not jinx it, they might still buy the place, but we haven't heard anything from the realtor, so we're not counting our windfall yet.

We decided to get a little proactive and put the house up FSBO (for sale by owner) this weekend, we put a bunch of signs out, hope that drives some traffic. We've also decided to up the price again, heh, hope also that that doesn't drive people away! We'll see.

I did a bunch of landscaping, yard maintenance this weekend, trying to make the place "drive by pretty", the trees really like all of this rain we've been getting and have to be clipped all the time it seems. We've got chilean mesquites all over the house and they're growing like mad. I cut about 4 wheelbarrows full of clippings off of the trees (4 trees are about 10 feet tall, two are about 5 feet tall).

I did also manage to get all of the solar lights out as well, they've been sitting in the shed for ages (AGES), now they're in use and all the way down the driveway as well as the walk to the shed.

With the info tube that we bought, we get a "webspace" listing, so we'll be updating that over the next few days, adding information, pictures, half-truths, etc. I think the url is: HOME FOR SALE, please remember that I just now created that, it doesn't have pictures yet, nor any descriptions, as I said, we'll be updating that over the next few days.

House update

Apparently the buyers liked the pictures and the price, they're coming over tomorrow to look at the house...So needless to say, we're clearing everything out of the closets and trying to arrange the kids toys in a "nice" pile. (lol) Invested in a steam cleaner, hehe, we should buy stock in that company. Whoever invented clear kool aid should get a pat on the back and a roll of stickers, and if they're reading this...THANK YOU!.

We could be in Georgia next month if all goes perfectly....whoooot!

BTW...

If you want your kid "enrolled" in a sticker club, email me, I can send you what I'm talking about. Basically its a "chain mail sticker club" where kids end up getting mail from all over the place (world possibly) that has stickers in the mail, and it costs little to participate (little = cost of 6 sets of stickers and postage).

Realtors, housing market, moving..........OH MY

Well, the realtor came by yesterday, pre-loaded with an interested buyer...We'll hear back from him today I think. If all goes as good as it can go, we'll have sold the house for more than we thought it was worth, without even putting it up for sale! How's that for luck?!

It could be that we're sold and moved to Georgia in September, wow! I'm shocked actually. I didn't think even wildly that it could be this easy, not that we've sold yet - or that the buyer has agreed to a price, but we're sure hoping that they really like it and want to get the deal done ASAP. Another good thing about this is that if this buyer does buy it, we're not going to have to list it, which means that the realtor will work with us on the commission, so we stand to "take back" some of the 6% that they charge, which would be a DOUBLE bonus (LOL).

I'll keep you all (the two of you) posted on the "sale"...

On another note...

Oh, a realtor called me on Friday, I did a mortgage "interview" online at lendingtree.com and he got my details from there. He's coming by today to talk turkey, says he's got a family looking for exactly what we've got (our house) and might be ready to make a deal (pending that they like the house, location, etc...) SO, hopes are high, lol, it could be that we sell the house, and get what we want from the sale, without even putting it up on the market!

forgot...

I forgot to mention that we've been getting rain, although official monsoon season hasn't started, we've been getting frequent showers. We do also get the wind gusts that are anywhere from 50 - 60 mph, it's like a mini-hurricane. The downspouts on the gutters came off the house the other day, and the cages that I have to put on the landscaping all blew off as well. The bunnies are having a feast on our rosebushes.

It's Thursday, welcome back!

Good morning everyone~ (all three of you that read this) ~how's it going? I'm having a fabulous day so far. Work, work, and just for fun, I'll throw in a bit more WORK. yeah...

Ok, sarcasm aside, things are going well, kids are doing good, and the wife is hot. I didn't go to class yesterday, I seem to have pulled a muscle (or stretched a tendon?)or something in my inside right leg which makes jiu jitsu very hard. I do plan on running today just to see where I'm at. I'll let you know (hehe). For some reason, today the move (to Atlanta) seems more visceral, not sure why, but it just does. I moved some more stuff out of my closet last night, as well as cleaning off another bookcase in the master bedroom. I did however annoy my wife by "stacking" some books on her nightstand and putting the bookcases and a box of stuff in the hallway (which is a designated "no stacking zone"). I'll get to them tonight hopefully.

The realtor emailed me again yesterday, I responded with my list of demands for the new house, we'll see if I get a response. I think that I'm going to try to start (yes, actually start!) taking some pictures of the inside (and possibly outside) of the house this afternoon. I really need to get the FSBO sign and flyer out. (for sale by owner).

Thursday, relief in sight

For those of you that can read spanish (and for those that can't) the school that I train at was written up in a local hispanic newspaper. Check it out: Writeup.

The Florida fire is about 11 or so miles directly South of us, it's rather spectacular looking at night and very, very smoky during the day. Some of the people that live there have been evacuated, so far, we're not in any danger but you never know...lets hope the Monsoons start sometime soon to help out the firefighters (and my landscaping!). It's been 100 degrees or hotter for 31 days in a row now...we're closing in on a record.

Enough of local news. It was our 4 year anniversary yesterday, wow, that went quick (slow?!) We're celebrating this weekend by going out to dinner (MAYBE without kids, we'll see how the little one does with the bottle...)

Monday morning

Picked Carolyn up from the airport on Saturday, she's here for a few days (Stef's mother) to help out.

Sylvia (the fat black and white cat) isn't doing too well, liver failure, we're going to have to put her down today or tomorrow. Sad days.

Latest jiu-jitsu update

After class, got my first stripe today white belt - one stripe.

lol, such a long way to go yet.

good week of training, I only tapped out once this week, that was to an armbar, I just couldn't get my elbow past his hips to break it, got tired out and extended, damn.

I got several taps this week though, even got my first oma-plata and almost, ALMOST tapped a 3 stripe blue belt with a kimura transition to armbar, but he was too damn strong and I couldn't extend the arm.

ahh well, it's all good, except that I hate getting trapped in sidemount, it confounds the heck out of me.

We got our first real rain of the year last night. It was appropriately about 30 minutes after I put some random computer stuff out on the front porch to go to goodwill. It seemed like a quickie monsoon, but no winds. The weatherman broke into BigBrother to warn us of IMPENDING rain...sheesh, like we've never had rain before. It was nice though, a welcome relief from the heat.

Stef took the kids to the Wildlife Museum again yesterday. They have quite the good time when they go, I know because Wesley tells me all about it when I get home. I haven't been yet. I've been here in AZ for a bit over 11 years and I haven't gone...BAD jim!

Class again this morning, I brought my video camera and tripod to get a video of myself training. It's good for me to watch myself in order to see things that I need to work on. Enough about that. I had to keep rambling since my mother took the time to check this blog out, HI MOM! :-)

Kylee is such a character, hehe. She'll tell you "I BANG!" (which means she's going to hit you with something)...then when you tell her, "no banging Ky..", she says "I BONK" (which means that she's going to head butt you). Of course we tell her "no bonking", but that just means that she's promptly saying "KICK" and sticking her foot out. It is quite hillarious when she does that, it's almost like her little game. "No kicking Ky"...but then immediately she goes into "HIT" and doing her little punching motion...and immediately following it up with "I HUGGIN'" while throwing down a big hug on you. Very cute.

Well, we've had Jadyn day, Kylee day, today is Wesley day for pictures. Here goes!
